The Three Phases of Construction Cleaning

Construction cleaning is not a single event - it is a staged process aligned with the build programme. We offer three distinct cleaning phases:

  1. Rough Clean (during construction) - bulk waste removal, sweep-out of construction debris, removal of packaging materials and offcuts. Keeps the site safe and accessible for ongoing trades.
  2. Builders Clean (post-completion) - detailed cleaning of all surfaces once trades are finished. Removes plaster dust, adhesive residue, protective films, paint splatter, silicone, and grout haze. Cleans all windows, glass, fixtures, fittings, floors, walls, and ceilings. The most comprehensive phase.
  3. Sparkle Clean / Final Handover Clean - conducted 24–72 hours before practical completion. Light buff and polish of all surfaces to achieve the inspection-ready presentation standard required for handover to principal contractor or end client.

What Does a Builders Clean Include?

  • Windows and glass - removal of all stickers, protective films, cement splatter, and paint overspray; streak-free glass cleaning inside and out
  • Hard floors - vacuum, scrub, and mop; grout haze removal from tiles; sealer preparation for vinyl and concrete
  • Walls and ceilings - plaster dust removal, scuff mark cleaning, paint overspray removal from wall surfaces
  • Fixtures and fittings - tapware, door hardware, light fittings, and power outlets cleaned and polished
  • Kitchen areas - all surfaces, cabinetry, splashbacks, sinks, and appliances cleaned and sanitised
  • Bathrooms and wet areas - grout lines, tiles, vanities, shower screens, and toilet suite
  • External areas - balconies, entry paths, and carport/garage swept and cleaned
  • Silicone and adhesive removal - from glass, tiles, cabinetry, and flooring

Working to Builder Timelines

Construction cleaning is time-critical. Practical completion dates, council inspections, and client handover dates are fixed - your cleaning contractor cannot be the reason for a delayed handover. Aust Facility Services is experienced in working within tight construction programmes, coordinating with site supervisors, and mobilising additional crew when scope expands or schedules compress.

We carry our own site induction documentation, PPE, and comply with WorkSafe Victoria construction site requirements including mandatory safety inductions (SiteSafe or equivalent), SWMS for all tasks, and on-site supervisor oversight. Our ISO 9001 quality system includes a construction cleaning checklist with sign-off at each phase - providing the documented quality record your principal contractor may require.

For high-rise or multi-stage commercial projects, we can embed a dedicated team for the duration of the construction cleaning phase and provide daily progress reporting.

Frequently Asked Questions

What is included in a builders clean?
A full builders clean covers all surfaces post-trade completion: windows and glass (stickers, film, cement, paint removed; glass cleaned inside and out), all hard floors (vacuumed, scrubbed, mopped - grout haze and adhesive removed), walls (plaster dust, scuffs, paint splatter), fixtures and fittings, kitchen and bathroom areas, cabinetry, balconies and external paths. We follow a room-by-room checklist and sign off on each area before moving to the next, providing a documented quality record.
What is a sparkle clean?
A sparkle clean (also called a final handover clean or practical completion clean) is a light, final-pass clean conducted 24–72 hours before the keys are handed over. After the builders clean, minor trades may still access the site for touch-ups, leaving fingerprints, dustprints, and light marks. The sparkle clean addresses these, polishes all reflective surfaces, and ensures the space is presented in perfect condition for the client handover walk-through or council inspection.
Can you work to tight construction deadlines?
Yes. Construction timelines are fixed and we understand the consequences of missing a handover date. We can mobilise extra crew, extend shifts, and work overnight or over weekends to meet your programme. We coordinate directly with your site supervisor and project manager, and our operations team is contactable after hours for urgent schedule changes. Practical completion is not something we treat as flexible.
Do you clean during construction or only at the end?
Both. We offer rough cleans during the construction phase to remove ongoing bulk waste and keep the site safe and accessible for trades. This is a different scope and pricing from the post-completion builders clean. Many project managers engage us for all three phases - rough clean, builders clean, and sparkle clean - as a single package with phased invoicing tied to construction milestones.
